Edinburgh has the most expensive residential street and fifteen of the 20 most expensive streets in Scotland, according to a report from the Bank of Scotland.
Belmont Drive adjacent to Murrayfield Golf Club on Corstorphine Hill, up from Murrayfield rugby stadium, was named Scotland’s most expensive residential street with an average house price of £2,346,000. The private new-build Belmont Estate has only seven houses.
Ettrick Road in Merchiston is the second most expensive street with properties averaging £1,886,000, followed by Dick Place in the Grange conservation area where house prices are fetching £1,628,000.
There are an estimated 14 streets in Scotland with an average house price above £1 million.
Outside Edinburgh the most expensive streets are Hill Road in Gullane (£1,330,000), Rubislaw Den South in Aberdeen (£1,179,000), Countess Gate in Bothwell (£1,060,000), and Craigielaw Park in Longniddry (£1,022,000).
Nitesh Patel, housing economist at Bank of Scotland, was not surprised by the findings: "As the political and financial capital of Scotland, unsurprisingly the most expensive residential streets can be found in Edinburgh. The most expensive is Belmont Drive, just a short distance from Murrayfield Stadium. Across Scotland, the survey shows that the most expensive streets are tightly clustered in relatively small areas."
The report was compiled from data from the Registers of Scotland (RoS) using annual average prices of house transactions between September 2006 and September 2010. Only streets where there have been at least five transactions over the period were included in this survey.
The average house price in Edinburgh at the end of January was £209,000 according to RoS.
